Do I feel more mature?  How does it feel to be 43 years old.  Knowing that I will live to 100+, I am not sure.  I cannot say that I have 1/2 over with my current life cycle.  In fact, I am not yet at 1/2 way. But what I have learned from growing up in a small Midwestern town to becoming a LAPD police office to a full time real estate agent dependent on 100% commission based sales, I have definitely made a strange loop.

 This is where a backsplash would be if it had one taller than 6 inches.  Backsplashes made from types of stone or ceramic, Travertine, Granite and tile are typical choices.

A backsplash is something that is water resistant, placed behind the sink area to prevent any “splashing” water from deteriorating the wall to the back of the sink.  You don’t need a lot(or a tall one), to get the job done.  But the larger they are, the more impressive to the buying public when they are viewing real estate to buy.

With each press of the trigger – shotguns are capable to distributing many projectiles down range at one time.  The further the “projectiles” get from the end of the shotgun’s barrel, the more they spread apart.  Usually 1 yard = 1 inch in spread.  So, if you are at 7 yards away, pressing the trigger on 00 Buck 12 pellet rounds, your spread will be approximately 7 inches.

With regard to the Foreclosures that are on the market for sale, maybe the shotgun approach might pay off?  Meaning, don’t target just one type of foreclosure, the one that is currently on the market for sale.  Also look at the bank owned trades, the “bank to bank sales”, the notice of default listings, and the Short Sales.  If you approach Foreclosure ownership in this manner, you may get what you are looking for.

Short Sale Systems

With the advent of many different “Short Sale Simplifying” programs from some of the largest banks.  The banks that hold the most in the way of “defaulting loans”, we have watched as the process has become faster.

Notice, I did not say simpler, just faster and a bit more refined.  When Paris and I started in this current Short Sale Market, everything was handled by FAX alone.  Sure, the agent negotiating the short sale and FAXING all of the paperwork to the bank to obtain the approval, had a “confirmation” page that was printed by the fax machine, but it mattered not when the bank said they did not receive it.  I remember having documents faxed, in some cases, over 30 times, with 30 pages of confirmation receipts, stating that the fax was received on the other end.

Only Fax? Seriously???

Today, there are a handful of banks that still operate by FAX only when it comes to their Short Sale approval process, but there days are seemingly numbered.  People are SCREAMING at the top of their lungs and putting some of those banks on notice.  If a person needs to short sale, the paperwork should be able to be sent and reviewed without the 30+ fax effort.

Who’s Screaming?

BTW, the people screaming loudest may not be the Short Sale Sellers – They are the investors that are having the banks handle those properties they lent on which are now defaulting…

Some of the largest banks that have a lot of loans being defaulted on have put in place actual systems to help the Short Sale Process.  For that, I am thankful. One such system is Equator, a few of the largest banks use it and we are certified on Equator as well.

Short Sale Websites

It is like a specific website that was built around the Defaulting Loan Industry.  Short Sale agents can upload all of the necessary documents to start the process of short sale.  The Listing Agreement, Letters of Hardship and financial documents can all be uploaded into the Equator System.  Once reviewed the agent will receive an e-mail from the person on the other end that was assigned this particular Short Sale.  After that, the system is capable of generating “tasks”  - Things to do.  Equator also has a messaging feature, like email, where we are able to message and receive messages from the Assigned Short Sale representative on the Bank’s Side.

Team of Short Sale Experts

There is no “silver bullet” when it comes to Short Sale Negotiation in Santa Clarita Valley cities or anywhere else for that matter.  The BEST advice I can give you about Short Sales is to always start getting your own Good Advice before starting one.  Your source of advice should be a Team of Santa Clarita Short Sale agents that are seasoned in the art of persistence and short sale negotiation with real estate lien holders.

It does not hurt in the process that we are with RE/MAX of Santa Clarita CA, it’s kind of nice having a 800 pound gorilla on your side when negotiating a short sale…

“I hear you knockin’ but you can’t come in…”

Apparently a lot of people.  Back in a “better” real estate market, when you missed 1 payment, all was okay, you may have received a phone call, but that was about it.  If you missed a second payment, there was more of the same.  A third? – They may have mailed you a fancy letter.  Any further action, usually took until the 4th month or more without the mortgage holder receiving payment. 

Today, at the day after you miss a payment – when 30 days elapses from your due date – you hit the “list”.  That same list that is used to report you to the creditors of your being 30 days late.

Who has access to the “list”

Attorney’s, Realtors, banks, debt collection companies, vendors, syndication websites, and others.  However, this is not “FREE” data, they are all paying for it.

Each of the above parties has a specific role and motive in speaking with you, the distressed homeowner, at the first 30 day late.  Speaking about the Realtor, they want you to list your home with them as a short sale.

Who sent you?

They will explain that your bank sent them.  They may even be more forthright and tell you that a “debt collection” company sent them.  In either case, understand they are Real Estate agents and would not be offended if you threw yourself on the carpet and begged them to list your home as a short sale.

Questions – Call your Realtor

If you had bought a home, you may have a real estate agent you know.  If you hated that agent, then find another.  Point being, make sure you have your own, personal, representative when you start missing payments and fall short on your mortgage.  It could mean the difference between constantly worrying or having the “process” made clear by a Foreclosure/Short Sale Expert.
